1

REVIEW YOUR ASSESSMENT

You'll receive a notice from the Cook County Assessor's Office with your property's assessed value. Review this notice carefully to understand the assessment and the deadline for filing an appeal.

2

CONSULT AN ATTORNEY

Contact a property tax appeal attorney who has experience in Cook County cases. They can provide valuable advice and help you determine if an appeal is worthwhile (it is almost always worthwhile to appeal).

3

FILE &  APPEAL

Your attorney will help you file an initial formal appeal with the Cook County Assessor's Office.

4

GATHER EVIDENCE

Your attorney will assist in gathering evidence to support your case, such as recent property sales data, photographs, repair estimates, and any other relevant documentation.

5

ASSESMENT  REVIEW

The Assessor's Office will review your appeal and may schedule a hearing to discuss the assessment. Your attorney will represent you at this hearing and present your case.

6

BOARD 0F  REVIEW

If you're not satisfied with the outcome of the Assessor's review, your attorney can help you appeal to the Cook County Board of Review. This independent body will review your case and make a final decision.

7

HEARING

You may be required to attend a hearing where you can present your case and any supporting evidence. Your attorney will represent you and argue on your behalf.

8

FINAL  DECISION

Once the Board of Review makes a decision, you will be notified in writing. If you still disagree, your attorney can guide you through the process of taking your case to the Circuit Court of Cook County or the Property Tax Appeal Board.

9

OUTCOME

If your appeal is successful, your property's assessed value may be adjusted, which could result in lower property taxes or a refund in taxes depending on the level at which we secure relief.

Having an attorney can greatly increase your chances of a successful appeal by ensuring all necessary documents are filed correctly and promptly, and by effectively negotiating with tax authorities.
